Elite Rentals & Management, LLC acquires an overwhelming majority of its rental properties from it’s sister company, Elite Invest, LLC. Elite Invest, LLC provides mostly turnkey multi-unit residential properties to passive investors seeking above average cash flow. Our property management company provides many different and beneficial services for its buyers well beyond the average property management company.

Our property management staff is looking for a full time residential Assistant Property Manager to assist with the administrative responsibilities and support the Property Manager, who operates largely in the field.

JOB SUMMARY:

  • Maintains company customer service standards and responds clearly and in a timely manner to resident’s needs and complaints. Follows through to ensure resolution.
  • Investigates resident disturbances, violations, or complaints, and resolves problems in accordance with the regulations established in the lease agreements.
  • Acts as a liaison and advocate on behalf of the residents to public and private agencies (ex: Chicago Housing Authority)
  • Routinely walk properties, and preform physical inspections
  • Maintains current leases and works with Property Manager on collection
  • Maintain/monitor renewals, notice to vacate, new leases, service requests, and all other functions in AppFolio
  • Monitors the make-ready status of vacant apartments
  • Work with Property Manager and Collections Administrator to maintain accurate resident records. Updates on a daily basis all rents, deposits, and fees received by residents.
  • Assists in the collection of delinquent rent
  • Assist with the day-to-day property operations across the portfolio, including stepping in to help Property Manager when needed
  • Know and adhere to all federal, state, and local laws, as well as policies and procedures contained in the tenant handbook

REQUIREMENTS:

  • Background in real estate or property management will be of great advantage
  • Affordable Housing Experience is a plus
  • Vehicle, valid drivers license, satisfactory driving records, and proof of automobile insurance equal or greater to that required by the state of Illinois.
  • Must be willing to obtain leasing license or any other licensure required by the state of Illinois
  • Must possess strong leadership skills and customer service abilities
  • Excellent communication skills
  • Must answer emergency calls when property manager is unavailable
  • Microsoft Office Suite competency
  • Experience with property management software is a plus

COMPENSATION:

  • Being that this is an entry-level position, compensation begins at $33,280 annual salary, with a review following a successful completion of the 90 probationary period.

We are seeking leasing agents to lease up our recently gut rehabbed units on the South Side of Chicago!

The overwhelming majority of our units are 1-4 unit buildings, with modern luxury condo style finishes, granite countertops, new ceramic tile, new laminate or refurbished wood floors, and dark espresso cabinets!

JOB SUMMARY:

  • Lease newly rehabbed apartments all over the south side of Chicago
  • Demonstrate the features and benefits of our properties
  • Follow up on leads generated through office advertising
  • Some office duties required
  • Assist property management team
  • Coordinate lease signing
  • Assisting with the CHA process if applicable

REQUIREMENTS:

  • Vehicle, valid drivers license, satisfactory driving records, and proof of automobile insurance equal or greater to that required by the state of Illinois.
  • Previous leasing experience a plus
  • Pleasant and positive phone skills
  • Great organization and follow up skills
  • Excellent written and oral communication
  • Basic computer skills required, Microsoft office, Word, Excel

COMPENSATION:

We have a unique pay structure, unlike most property management and real estate investment companies. We cover all of the upfront marketing costs, provide a newly renovated office work station located in the loop, and we are constantly completing construction on new residential properties, and allowing our in house agents to have first pick!

Pay Structure:

  • If you close leads (signed leases!) 1-5 leads, you will earn 50% of the lease amount
  • Leads 6-10 that are closed, you will earn 75% of the least amount
  • If you exceed 10 closed leads you will earn 100% commission
  • BONUS: Every month we hand select specific units that are available for 100% commission

Elite oversees the development and direction of all construction work that our General Contractors perform. Our construction department is committed to producing the best possible product on the market for both their tenants and buyers. Every property must meet a select set of criteria in order to ensure that it has the “Elite” signature finishes that are both elegant and modern.

Our construction staff is looking for a full time Project Coordinator to assist with the administrative responsibilities and support the project managers on large, complex assignments.

JOB SUMMARY:

  • Keeps inspection records and prepares reports for permit tracking, review, and inspection activities.
  • Maintains contact with projects from start to completion through periodic site visits, tracking status of projects, and assisting with coordinating activities of staff, architects, city and court inspectors.
  • Explains code requirements, regulations, and processes to the staff
  • Serves as the point of coordination for the company for projects involving multi-department review and approval process
  • Verify all pre-construction activities have been completed (ex: survey ordered, coordinate field measurement with architects, material ordering)
  • Identify and resolve field issues (ex: utility conflicts, permitting)

REQUIREMENTS:

  • Understanding of applicable contract and project administration processes and documents
  • Ability to recognize deviations from buildings codes, plans and specifications
  • Requires the ability to enforce regulations and expectations while exhibiting outstanding customer service skills
  • Ability to effectively manage multiple projects, deadlines, organize, and prioritize activities related to the proper execution of the essential duties of the position
  • Education background in project management, construction management, or engineering will be a great advantage
  • Vehicle, valid drivers license, satisfactory driving records, and proof of automobile insurance equal or greater to that required by the state of Illinois.

  • Being that this is an entry-level position, compensation begins at $31,200 annual salary, with a review following a successful completion of the 90 probationary period.
